Pre-Listing Inspections

Apartment Inspection
Before you sign a contract on a new apartment, you might want to document its condition, and protect your security deposit. A Cobblestone inspection will check to make sure such things as smoke detectors, electrical outlets, and thermostats are working properly, that walls are clean and carpets are in good condition, and that appliances and toilets are all operational.

Well Flow Testing
A well flow test will help determine if the well or its associated equipment such as the pump and storage tank are functioning as they should or if they require further evaluation. All visible components of the well system will be inspected, including the well head, the pressure (storage) tank, the piping and wiring, and the well pump.

Pool and Spa Inspection
We’ll inspect the above ground pipes and equipment for leaks, as well as the pool motors, valves, heaters, filters, lights, and water features, if any. In addition, we’ll examine the decking, coping seal and shell of the pool, along with ground wires, GFCI connections, and safety features.

Thermal Imaging
Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods. Ancillary inspection reports are just as important as the reports you generate for standard home inspections. For something as specialized as a thermal imaging inspection, it’s critical that the information you present meets your clients’ needs for information they can use and act on.

Radon Testing
Radon is a colorless, odorless, and tasteless radioactive gas that has the potential to be a dangerous health hazard if it goes undetected. The only way to determine if a home or building has a radon gas problem is through a professional radon test. Cobblestone has inspectors qualified to conduct radon testing.

Sewer Scope
A sewer scope is a video inspection of the lateral sewer line leading from the house at/near the foundation and connecting to the city or HOA tap or septic tank. A lateral sewer line is the privately-owned pipeline connecting the property to the publicly-owned main sewer line, HOA tap, or septic tank. Sewer-scoping the line can reveal blockages, damage to the pipe system, and other problems, which are vital for homeowners and home buyers to be aware of.
